What Is a Mobile Home Roof Over?
A roof over (also written “roofover”) is a permanent roof system installed over the existing roof of a mobile or manufactured home. You get a new roof without the cost, mess and exposure of tearing the old one off.
Most mobile homes were built with a thin, nearly flat metal or membrane roof. Over time it leaks at the seams, “rumbles” in the wind and needs to be recoated every few years. A roof over fixes these problems for good by adding a new structure, new insulation and a new weather surface on top. It works on pitched roofs and on flat-top mobile home roofs.
How AMS Installs a Weather-Lok Roof Over
Frame the perimeter. We frame the whole perimeter of the home with pressure-treated 2×4s to create a solid base.
Insulate. We install at least 2 inches of polystyrene insulation board for energy efficiency and noise reduction.
Roll the aluminum on site. We lay custom-rolled aluminum roofing sized to your home. We don’t use interlocking pans, panels or membranes that can shrink, dry-rot or break down in the Florida sun. Learn more about the advantages of aluminum for mobile homes.
Add fascia and gutters. We finish with AMS custom tri-bend fascia and a custom 7-inch guttering system. These create a durable overhang that directs water away from your walls.

How Much Does a Mobile Home Roof Over Cost in Florida?
A new mobile home roof in Florida typically costs $4,000 to $10,000, and AMS aluminum roofing starts at about $3.50 per square foot. What Affects the Price of a Roof Over?
- Home size and layout. Single-wide, double-wide or triple-wide, and whether you have add-ons like a Florida room or carport.
- Condition of the existing roof. Rotted decking or damaged rafters need roof repair
- Overhang and gutter options. For example, extended overhangs or extra gutter runs.
- Local permit fees. These vary by county.

Roof Over vs. Full Roof Replacement: Which Is Better?
For most Florida mobile homes, a roof over is the better value. It adds insulation and a stronger, better-draining roof on top of the one you have, usually for less money and with less disruption than a tear-off. A full replacement makes more sense when the existing roof structure is badly rotted or can’t support a new layer.
